The Tabularna Izjava in the context of real estate in Croatia is an official document through which the seller confirms that the property has been fully paid for and is ready to be registered in the land registry in the name of the buyer. The seller of the real estate is obligated to issue a Tabularna Izjava to the buyer if the buyer has successfully fulfilled their obligations by paying the agreed-upon purchase price for the property. The Tabularna Izjava must be notarized by a public notary.


Issuing a Tabularna Izjava

The Tabularna Izjava can be a part of a real estate purchase contract in Croatia or can be issued as a separate document. The statement can be conditional or unconditional. In the case of a conditional Tabularna Izjava, the buyer is allowed to register ownership after the complete payment of the purchase price. In the case of an unconditional Tabularna Izjava, the buyer is allowed to register ownership without any future objections or potential restrictions.
