How to rent an apartment in Croatia

Obligations of the lessor when renting real estate in Croatia.

Renting a house or apartment in Croatia can be a very lucrative business for property owners, but at the same time carries with it certain duties and obligations that must be observed in accordance with local laws and regulations. One of the main responsibilities that await every new landlord in Croatia.

Registration of guests with the authorities

In accordance with Croatian law, the landlord is obliged to register each guest at the local authorities. Guest registration is usually done at the local tourist information point, or via online portal of Croatian Tourist Agency. Guests must provide personal information, including their name, address and purpose of their stay. This obligation must be fulfilled within 24 hours of each guest's arrival.

Mandatory object categorization

Croatia operates a system of categorization of accommodation facilities, including apartments. Landlords are obliged to have their property officially categorized. Categorization depends on various factors, such as facilities, quality of service and location. Guests often prefer higher rated accommodations. Devices must be categorized in some cases even once every three years.

Ensure necessary permits

Local authorities may require various permits and licenses to operate an apartment rental. For example, an apartment building may require permission from an administrative authority. Before starting the rental, you need to make sure that all necessary permits are in order.

Collection and payment of taxes

Landlords are obliged to collect tourist tax from their guests and then hand her over to the Croatian authorities. The amount of the tax may vary depending on the area and type of accommodation. It is important to keep track of all payments and adhere to tax payment deadlines.

Complying with accommodation laws

Landlords should ensure that that their accommodation facilities comply with all laws and regulations regarding safety, hygiene and environmental protection. Equipment should be in good condition and regularly maintained.

Provision of information to guests

Landlords are obliged to provide their guests with important information, such as a list of local emergency contacts, house rules and safety instructions.

Guest records

The owner of the accommodation facility should maintain guest records that contain information about each guest, his length of stay and a copy of his identity document.
It is important to note that the lessor's obligations may be governed by local laws and regulations, and therefore landlords should consult the local authorities on all matters relating to the commercial letting of property in Croatia or legal counsel to ensure they comply with all applicable regulations and obligations. Failure to comply with these obligations can result in fines and legal problems. However, taking proper care of guests and following the law can lead to a successful business in Croatia.
