CroReal.com has gradually grown from a simple property portal into a more comprehensive data platform for Croatian real estate.
At first the main focus was aggregating listings – combining XML feeds from real estate agencies, manual uploads and automated data collection. Over time the project took on the idea of a “property search engine like Google”: the widest possible market coverage and smart processing of large numbers of listings.
Main areas of development:
Multilingual reach and foreign markets – CroReal has expanded into several language versions (CZ/DE/EN/HR/IT/SK/PL/FR/SLO, with more planned), aiming mainly at foreign buyers from Germany, Austria, the Czech Republic, Slovakia and Poland.
AI and data automation – automatic processing of listing texts was added, extracting information such as the number of bathrooms or amenities, AI translation, duplicate detection and merging of identical properties.
Market analysis – the project moved beyond classic listings. It began comparing prices across agencies, and an analysis of the gap between asking prices and official sale prices from data of the Croatian Ministry of Physical Planning, Construction and State Assets (MPGI) followed.
Marketing and monetisation – alongside free listings, paid promotion options were developed (TOP positions, homepage, banners, newsletter), together with SEO, link building and active work with real estate agencies.
Mobile app – an iOS app was launched with search by location, filters, map/nearby search, sorting, galleries, agency contact and newer features such as new-listing alerts and price comparison.
Overall, CroReal has evolved from “the place where Croatian property is all together” towards an intelligent property search engine that combines data aggregation, AI processing, market analysis and international marketing.

Artificial intelligence reads property descriptions, fills in details such as bathrooms or amenities, translates, and recognises when several agencies are offering the same property.
More than listings: we compare what different agencies ask for similar properties, and official data from the Croatian ministry MPGI (eNekretnine system) shows what homes actually sell for.
Listing is free. Agencies that want more can use highlighting, a homepage slot, banners or the newsletter – and we take care of being found in search engines.
The iPhone app lets you find listings by place or on the map, filter and sort, browse photos, message agencies and get new listings and price comparisons sent to you.
CroReal is not a project of a large real estate group or an investment fund. We are a small independent technology project that started for a fairly simple reason: searching for property in Croatia seemed unnecessarily complicated to us.
Listings were scattered across hundreds of agencies and various portals, the same properties appeared several times, the information differed, and it was hard for a foreign buyer to get an overview of what was really on the market.
So we decided to try doing it differently.
There is no large editorial team, sales department or dozens of employees behind CroReal. From the start we have built the project so that technology and automation handle as much of the work as possible.
We develop our own tools for collecting and processing listings, connect agency XML feeds, use AI for translation and structuring data, look for duplicates, and are gradually building something that resembles a property search engine more than a classic listings portal.
Put simply: we are trying to build something like Google for Croatian real estate.
We are building CroReal step by step, with an emphasis on automation. Our goal is not an expensive corporate structure but a useful product that we can run and develop in the long term.
That is also why basic listings for real estate agencies can stay free. Agencies can connect their listings via XML, update them automatically and reach foreign buyers through CroReal.
Only optional highlighting and promotion are paid. They help us fund servers, development, translation and the further growth of the project.
Because we believe that a good property search should not start with whoever paid the most for advertising.
We want to bring as much of the Croatian market as possible into one place, remove duplicates, make listings clearer, and let someone from Prague, Munich, Vienna, Bratislava or Warsaw search for Croatian property as easily as a local buyer.
Our technology, the volume of data we process and our traffic can be far larger than our team – and that is exactly how we wanted to build it from the start.
