I am selling building land of 922 m2 in the strict centre of VIROVITICA, it is a regular square shape, of which the yard is 779 m2 and formerly a house (built in 1960) now a ruin of 143 m2. The land is located at the end of a quiet dead‑end street that is connected by a footpath, i.e. right next to the Municipal Court and close to all services and institutions in Virovitica, at 50‑150 m (court, post office, state attorney, county, police, school (high school, elementary), kindergarten, theatre, Pejačević Castle, hospital, law offices, cafés and shops in the very centre of the town), while it is linked with other streets by an asphalt road towards the centre, to the promenade of the city park and the castle, and the town centre is less than 200 m away. The land designation is M (mixed use) and it is situated in an excellent micro‑location with the possibility to build a residential‑commercial building P+2+Pk in several variants. According to the current location information the maximum buildable area is 1730 m2 (two semi‑built and one fully built building) or slightly less two free‑standing buildings, which is a good opportunity for investors given the current price of new‑construction apartments in Virovitica of 2000‑2500 €/m2. Considering the investment value and the possible return of at least 2.4 million euros for the minimum, and 3.4 million euros for the maximum buildability, the land represents an excellent opportunity for future investors and builders, and is being sold because the owner does not have sufficient own funds.
