Island of Pag, large land by the sea for a tourism project! On the island of Pag, land with a total area of 65.015 m² is for sale. The nearest part of the land is located approximately 5 m from the sea, along the coastal strip. According to the location information, approximately 36.000 m² is in zone T2 – hospitality‑tourism purpose, tourist settlement, about 20.714 m² in zone R3 – arranged beach, land area, while the remaining approximately 8.300 m² is outside the construction area. In the existing T2 zone, the construction of a tourist settlement from the hotel group is planned, together with accompanying hospitality, sports‑recreational, commercial, entertainment and other facilities. For this part of the land a conversion from zone T2 to zone T3 – campsite is planned. In line with the planned conversion, a conceptual design solution for a tourist complex has been prepared. The concept foresees glamping units for two, four and six persons, a motorhome area, sports and recreational facilities, parking, reception, sanitary blocks, café bar, restaurant, shop, equipment rental space, protective greenery and an arranged beach zone. Conceptual layout solutions for modular accommodation units of various sizes and capacities have also been produced. The coastal corridor 100 m wide is envisioned as a public space that connects the tourist complex with the nearby settlement. It includes sports and recreational zones, children’s playgrounds, park and landscape amenities, an open‑air cinema and smaller hospitality units. On the part of the land in zone R3, the arrangement of the beach, pedestrian, bicycle and green areas, open‑air recreational playgrounds, sanitary and other ancillary facilities is enabled. On the land side of the arranged beach, the construction of smaller hospitality‑service objects, such as a buffet or a small restaurant, is also possible. The minimum plot size is 1.000 m², the maximum allowed building and utilization coefficient is 0.05, and the maximum floor area of an individual building is 50 m². One storey is permitted, up to a height of 4 m. The land is situated at a low elevation of approximately 5 m and gently slopes toward the coast. A road is located in the immediate vicinity, while the electricity network is about 230 m away. The spatial plan also provides for a nautical tourism harbor, which further contributes to the long‑term development and investment potential of this location. The conceptual solution represents a possible development concept and is not an act on the basis of which construction can commence. The final realization of the project depends on the implementation of the planned conversion, the adoption of an appropriate Urban Planning Regulation and the obtaining of necessary approvals. Thanks to the large area, proximity to the sea, connection of tourist and recreational zones and the developed development concept, the land represents an exceptional opportunity for the realization of a larger tourism project on the island of Pag.
