ZADAR – ATTRACTION | Stone house with pool and Mediterranean garden
PRIVLAKA – authentic Dalmatian stone house with pool and Mediterranean garden
In the central part of the Privlaka peninsula, in a pleasant location close to the sea and sandy beaches, an authentic Dalmatian stone house with pool is for sale, arranged with special attention to the original character and warmth of old Dalmatia.
This is not a classic holiday house, but a property with a pronounced character — a house of stone, wood, green wooden shutters, massive beams and carefully selected details that give the space that special atmosphere of a Mediterranean home.
At first glance it exudes the charm of bygone times, while its current layout and design provide everything needed for a pleasant stay, vacation or continuation of successful tourist rental.
The house was built at the beginning of the 20th century, and over the years it has been carefully renovated and adapted to modern living.
The last major adaptation was carried out in 2014/2015, with an emphasis on preserving original elements — stone walls, stone arches, massive wooden beams and natural materials.
These very details give the space warmth, authenticity and a sense of home that cannot be achieved with classic new construction.
The property has approximately 110 m² of usable space in reality, distributed over the ground floor and attic, while the basic footprint of the building is 84 m².
It is situated on a plot of 690 m², with a landscaped yard of 572 m² and a pool of 34 m².
On the ground floor there is a pleasant living area that combines the kitchen, dining room and living room, then one bedroom and a bathroom.
The central element of the space is a large stone fireplace that extends to the ceiling and naturally divides the area, creating an ambience of warmth, intimacy and a true Dalmatian home.
The interior is arranged with a great sense of detail.
Stone, wood, light tones and handcrafted elements create a space that is simultaneously rustic, refined and very pleasant.
Massive wooden beams and custom-made furniture, largely made of old Slavonian oak, add special value, giving this house a uniqueness that is hard to find in newer construction.
Internal wooden stairs lead to the arranged attic, where there are two spacious bedrooms and an additional guest WC.
The upper part of the house exudes the warmth of wood, sloping ceilings and stone details, creating a calm and intimate space for relaxation.
The outdoor space continues the same Mediterranean story.
The courtyard is arranged in Dalmatian style, with stone walls, olive trees, figs and private relaxation zones.
In the center of the yard there is a pool of 34 m², surrounded by a sunbathing area and outdoor living space.
There is also an outdoor shower, a barbecue and a gathering area, ideal for long summer days, open-air dinners and peaceful moments away from the crowd.
The house has been successfully used for tourism purposes for years and achieves excellent results, with more than 120 days per year of occupancy.
Precisely because of its authenticity, privacy, pool, landscaped garden and sought‑after location in Privlaka, this property represents an excellent opportunity for buyers looking for a ready‑made tourist story, as well as a special Mediterranean home for their own vacation.
