ISTRIA, GRAČIE - Campsite in the heart of Istria with rich infrastructure and additional land Gračie is a picturesque Istrian place located in a quiet and green hinterland, surrounded by hills, vineyards and olive groves, known for its authentic Dalmatian atmosphere and proximity to all important Istrian destinations.
The campsite covers an area of 17,270 m2 and offers a perfect combination of natural ambience and comfortable accommodation, which makes it attractive throughout the season. The interior of the campsite includes 30 accommodation units 25 camp pitches and 5 mobile homes with a total capacity of about 110 people.
Each plot is equipped with electricity and water connections, and mobile homes provide comfort and privacy.
The space is carefully decorated so that guests can enjoy the peace and natural shade of the forest, while additional extensions allow the introduction of glamping tents and a more varied offer. The campsite has two modern sanitary facilities with 7 toilet bowls, a urinal, 6 hot water showers, four outdoor solar showers by the pool, a toilet for disabled people, a chemical toilet, and two toilets for the toilet.
For rest and recreation guests are provided three pools the main pool 8.5 x 4 m and two circular pools with a radius of 4.6 m, a multifunctional playground, a yoga area and a small gym integrated into the natural environment.
The camp also offers a bar with a terrace of 52 m2 and a storage area for tools and equipment of 25 m2.The technical equipment of the camp includes renewable energy sources with 11 kW solar power plant and solar panels for heating water, which allows for minimal electricity costs thanks to the contract for the purchase of surplus energy with HEP, with the possibility of expanding the capacity for an additional 8 kW.
The campsite is connected to the sewerage system and is ready for further development. Apart from the campsite plot itself, there is an additional plot of 6,270 m2, of which 2,438 m2 belongs to the construction area for catering and tourism purposes, and 3,451 m2 to the surface for sports and recreational purposes.
On the catering part it is possible to build independent accommodation facilities, while the sports and recreational part offers space for sports grounds, children's playgrounds, trim tracks and polygons or outdoor fitness.
