What you should know
Houses for sale located no more than 1 km from the sea — according to the agency or the listing description.
Most of them are in Istria (Poreč, Medulin, Umag), the Kvarner Gulf (Krk, Crikvenica, Malinska) and around Zadar and the island of Vir. Central and southern Dalmatia have fewer listings, and houses there tend to cost more.
Half of the houses within 1 km of the sea are offered for less than about €800,000, a quarter for less than €500,000 (as of October 2026). Cheaper houses and apartments up to €150,000 are on the Cheap property by the sea page.
Before buying, check access to the plot and to the sea, whether the house lies in the protected coastal zone where rebuilding is restricted, and whether it has an occupancy permit (uporabna dozvola) — without one it cannot legally be let to tourists.
The distance to the sea comes from the agencies; before buying, check it on the map or during a viewing.
