Methodology and data limits

Statistics use asking prices from listings in the CroReal database. They are not land-registry prices or confirmed transaction prices. EUR/m² is calculated from the stated asking price and the relevant area. We publish a median from at least five valid observations, suppress year-on-year changes unless both periods contain at least ten observations, and show the 10th–90th percentile as the typical range. Strong outliers are removed conservatively only in larger samples. Active house offers identified as the same physical property are counted once using the median EUR/m² of their offers. Archived historical observations cannot yet be fully deduplicated and are labelled accordingly.

Frequently asked questions about the data

Are these transaction prices?

No. CroReal displays asking prices from property listings, not final prices registered after a sale.

Why does CroReal use the median?

The median is less affected by unusually cheap or expensive listings and therefore describes the centre of the sample better than an arithmetic average.

How are duplicate agency offers handled?

For active houses, offers identified from matching photographs as the same physical property count once. Their representative EUR/m² value is the median of the agency offers.

When is a price or trend shown?

A segment price needs at least five valid observations. A year-on-year percentage needs at least ten observations in both compared periods.

How often are the numbers updated?

Active asking-price statistics are refreshed as CroReal imports agency feeds. The page states the newest source-data update available for the place.
