A serious Croatian agency has a tax ID (OIB) and is listed in the commercial court register — check it at sudreg.pravosudje.hr.
Local market knowledge
Prefer an agency actually based in the region where you're buying or selling — it knows local prices and authorities.
Communication language
Confirm upfront which language the agency will communicate in throughout the whole deal, not just at first contact.
Transparent commission
Commission is usually around 3% of the price + VAT — get the amount and who pays it confirmed in writing beforehand.
