How CroReal is bringing AI to property listings: from translation to description analysis

Artificial intelligence in real estate does not have to mean a virtual agent or an automatically generated listing. Its more practical role is less conspicuous: it helps turn free text into usable data, improve translations and highlight connections that could easily remain hidden when processing a large volume of listings.

CroReal is therefore introducing AI gradually and with safeguards. Visitors already use some features on the website, others are running as pilots, and further capabilities belong to the next stages of development. The aim is the same in every case: to make listings clearer for buyers and reduce repetitive work for real estate agencies.

AI as a data layer, not a replacement for agents

An agent knows the property, communicates with the owner, organises viewings and guides the transaction to completion. AI has a different role. It can repeatedly process large amounts of text, maintain a consistent output structure and prepare information that can then be reviewed and used in other parts of the portal.

CroReal keeps information supplied by the real estate agency separate from information automatically detected in the description. The original data is not overwritten. If an automated result differs, for example, in the number of bedrooms or bathrooms, the discrepancy can be flagged for review and the information in the source listing takes precedence.

Specific attributes can be extracted from a written description

In many listings, important features appear only in a sentence. A description may mention two bathrooms, a covered terrace, a pool, a parking space, a sea view or the distance to the beach without the same information being completed in separate database fields.

CroReal's pilot analysis layer can turn text into candidates for structured attributes. In addition to the number of bedrooms, bathrooms and parking spaces, it looks for features such as a garage, pool, terrace, balcony, garden, lift, air conditioning, underfloor heating, furnishings, sea view or a first-row position by the sea. It also stores a confidence level and the passage of text supporting each conclusion.

For selected listings, CroReal now displays positive features that AI has detected in the description with a high level of confidence. The display includes a notice that the information was identified automatically and has not been verified by the real estate agency. The next step will be to introduce this data gradually into advanced property search in Croatia, filtering and listing recommendations.

A translation must preserve the meaning of a listing

Buyers from many European countries follow the Croatian property market, so translation is an important part of presenting a listing. A literal rendering is often not enough. Real estate terminology, layouts, technical equipment and the customary way of describing property vary between languages.

CroReal already uses an upgraded translation layer for listing descriptions and short summaries. The new language model works with the context of the entire property text and is instructed to use appropriate real estate terminology. The goal is more natural and understandable translations while preserving prices, dimensions, dates and contact details.

A better translation does not change the property itself, but it can make a significant difference to whether an international buyer understands its layout, advantages and limitations. For a listing worth hundreds of thousands of euros, a clear description is a fundamental part of a credible presentation.

The same property no longer has to look like several different ones

Duplicate listings are a separate problem. One house or flat may be offered by several agencies at the same time, each with different photographs, text and sometimes even a different price. Buyers then see several cards and may not realise that they relate to the same property.

CroReal already groups recognised listings of the same houses and flats automatically on the website. It uses a conservative comparison of photographs, location, floor area and other parameters. The original listings remain separate, but the group is presented clearly under one main offer in the search results.

This part is not generative AI. It is automated image and data analysis that complements the portal's wider intelligent layer. Original listings are neither deleted nor overwritten. One representative of the group appears in the results, while the individual offers remain available on the property detail page.

Buyers can compare the price of the same property

For automatically recognised groups of the same houses and flats, CroReal already displays the offers from individual real estate agencies and their current prices side by side. Buyers can more easily see whether there is a price difference and open a particular listing with its own description, photographs and contact details.

This comparison must be distinguished from a market valuation. It compares the current asking prices of the same recognised property. For broader context by location and listing type, separate Croatian property price statistics use medians and the usual range of asking prices.

What real estate agencies gain

The purpose of automation is not to bypass the professional. Its benefit is that a listing can be translated better, described more clearly and, in the future, found more easily by its actual attributes. At the same time, the system helps highlight missing or conflicting information without changing the agency's source data itself.

Agents can therefore concentrate on work where personal experience is irreplaceable: verifying the property's condition, communicating with the seller, arranging viewings, negotiating and coordinating the legal and commercial process. The directory of Croatian real estate agencies also allows buyers to identify the specific provider of a listing.

The iPhone app will add location-based discovery

The next step is CroReal's native iPhone app, which is under development and testing. The forthcoming app is already testing searches within 10, 25, 50 or 100 kilometres of the user's current location in its beta version.

The practical scenario is simple: someone is in Zadar, on Pag or in Istria and wants to see what is for sale nearby. The app can sort results by price, save a search and support local market discovery without requiring the user to know the exact municipality name in advance. Results are approximate because CroReal measures from the centre of the location stated in the listing, not from the property's exact address. Public release is a separate step; the features are being verified in beta first.

What is live, what is a pilot and what comes next

  • On the website: AI translations for multilingual listings, grouping of reliably recognised duplicate houses and flats, and price comparison between agencies.
  • In pilot and gradual operation: analysis of listing text and cautious display of selected attributes recognised by AI.
  • In development: the iPhone app and expanded use of location.
  • On the subsequent roadmap: deeper use of reliable structured data for filtering, comparison and more relevant ranking of listings.

This distinction matters. AI is not a single button that instantly solves the quality of every piece of data. Each feature needs its own rules, error-rate measurement and a safe way to fall back to the original information when there is uncertainty.

A property portal can do more than display listings

A conventional portal stores and displays a listing. A more intelligent portal also tries to understand what the listing actually says, make it accessible to international buyers, reduce overload from duplicates and provide relevant price context.

This is the direction CroReal is taking. It is not about replacing agents or promising flawless automation. It brings the expertise of real estate agencies together with a data layer that can process listings from across Croatia more consistently, quickly and clearly for buyers.
