Vrsar - three stone houses only 5 km from Vrsar
The property consists of three stone houses on a garden of 873 m2 with good access with two asphalt roads.
All three houses date back to before 1968, more precisely they were built circa 1900.
The largest building was renovated and completed in 1985.
The houses were used as a residential business complex, i.e. a residential house, a stone barn and a catering facility.
The residential part is a family house on three floors with a net useful area of 300 m2.
The ground floor of the house consists of a kitchen, a tavern and a large living room with a dining area and a fireplace all with access to two large covered terraces.
In the back of the house is a garage.
Floor and attic have 4 bedrooms, kitchen, living room, 2 bathrooms, 4 balconies and a spacious terrace overlooking the village.
The house has a central heating system.
The facility originally represented an old stone house of circa half a net present useful area and could be restored to its initial state if necessary by a new adaptation.
The second stone house, in the nature of a two-storey barn, is semi-adapted and is adequate for another residential building with a net area of 100 m2 with two bedrooms and a bathroom on the first floor and a kitchen and dining room on the ground floor.
The barn is well built and has its own access from the side asphalt road and can be treated as a completely separate facility.
The third stone house was completely adapted and used as a catering facility.
The house is spread over two floors with one large room on each floor and a separate toilet for guests.
The ground floor is connected with a beautiful covered terrace.
Quality indigenous materials are used that give a beautiful romantic atmosphere.
The net area is 100 m2 and the building could be put into operation as another residential building.
An estate that can be turned into a beautiful tourist complex with an excellent return on investment.
The possibilities are numerous...
three stone buildings with separate entrances and a shared pool, outdoor facilities and garden, tourist facility type hostel or small bed & breakfast hotel with pool, restaurant with accommodation capacity for guests and staff...
Since the buildings are located on separate cadastral plots and each has its own access, the owners would also consider selling each house separately.
