Building B has three floors (ground floor, first floor and recessed floor). The building is accessed from the east side. Vertical communication between floors is via a double‑flight reinforced concrete staircase. The building consists of six residential units, with two residential units on each floor. CONSTRUCTION: The structure is founded on reinforced concrete foundation beams measuring 60/60 cm. The floor slab is executed as reinforced concrete, 15 cm thick. The inter‑floor construction is a reinforced concrete slab 20 cm thick. Load‑bearing walls are made of reinforced concrete 20 cm thick. WORK ON BUILDING PARTS: The façades of the residential building will be clad with ETICS façade with a final layer in a color chosen by the investor. All floors will be constructed as floating floors with thermal insulation and a final covering of laminate/parquet/ceramic tiles depending on the room's purpose. The flat roof will be thermally insulated on the exterior side and finished with polymer waterproofing tape (TPO/FTO membrane) – non‑accessible roof or with ceramic tiles – accessible roof. INTERIOR SURFACE TREATMENT All interior walls will be plastered and painted with water‑based semi‑dispersive paints. Sanitary walls will be tiled with wall ceramic tiles up to full height. The portion of the ceiling above the ground floor (storage) will be thermally insulated with mineral wool MW 8,0 cm thick and finished with gypsum board. Ceilings will be painted in tones chosen by the investor. FLOOR TREATMENT All floors of the residential building will be executed as floating floors with thermal insulation. Insulation in the ground floor slab (apartments) will be XPS 7,0 cm thick + screed for underfloor heating 4,0 cm thick for the installation of floor heating. Floors in the common corridors are also executed as floating floors with thermal insulation thickness of XPS 9,0 cm (ground floor) and MW 4,0 cm in the other floors. Insulation is installed to prevent thermal bridges and to accommodate height differences in the floors. Insulation in the floors of the other levels (apartments) will be rigid mineral wool boards 2,0 cm thick + screed for underfloor heating 4,0 cm thick. The final floor covering depends on the room's purpose – parquet/laminate/ceramic tiles. The loggia floor will be thermally insulated on all sides to prevent thermal bridges, complete with glaze and final covering of ceramic tiles. External openings are made of PVC profiles. Purchase of a parking space is mandatory and is paid additionally. Preparation for an electric vehicle charger is planned. LOCATION The building is located in Sv. Klara in the southern part of Zagreb. The settlement belongs to New Zagreb. The location is ideal, situated in a quiet part of the city, surrounded by houses, small buildings and greenery.
