The building plot has an area of ​​12,058 m2. The said plot consists of two cadastral plots, namely: cadastral municipality Rovinj, in the "Polari" economic and tourist zone in Rovinj. The building plot is located in the tourist and economic zone of the city of Rovinj, for which there is a General Development Plan and a Spatial Development Plan for the city of Rovinj, and has the following designations: T1 (construction of hotels), T2 (construction of tourist settlements), T3 (construction of tourist camps), which allows the construction of the aforementioned facilities, and especially the Tourist Camp (T3), where all permits for the start of work can be obtained in a very short time and work on preparing the tourist season can begin very quickly.
As for the building land, the complete infrastructure is nearby: water and a septic tank are located on the plot, and electricity and a transformer station are nearby, the plot has a road connection, the distance from the sea is 500 m as the crow flies, and from the city center is approximately 3000 m. The ownership is clear.
The plot is completely fenced with a concrete wall, a wrought iron fence and a large 7 m long wrought iron sliding gate.
On one plot there is a ruin of 135 m², and it is surrounded by a beautiful tall pine forest, and on the other there is a ruin of 68 m², which can be converted into buildings by reconstruction.
