In the eastern part of central Istria, on a high plateau above the Raša river valley and in the hinterland of the town of Labin, there is a spacious building plot with a total square footage of 32,322 m². The special location, the proximity to the sea, but also to lush forests, means a holistic combination of green and blue; located in a small place under the Labin-Rijeka road, and belongs to the municipality of Kršan.
The land has access to the sea and its own access to the wild beach, which can be accessed only through this plot.
According to the spatial plan, the land is located in part of the construction area for tourist and catering purposes - T2.
The construction of apartments, hotels and accompanying facilities for service, catering and tourist activities, reception buildings, recreational, sports, entertainment and similar purposes is permitted. What is interesting to note is that the construction of a golf course is foreseen in the planning documents in the neighboring town, which is certainly in favor of the future buyer of this type of property.
In the immediate vicinity of the land there is existing infrastructure (water, telephone and electricity). There are also three beautiful beaches nearby, Bobina, Brestovo and Stupovo.
The road distance from the town of Labin is 20 km, and Mošćenička Draga is 10 km away. Opatija is 30 km away and Rijeka is about 40 km away.
In the immediate vicinity is the ferry port of Brestova with a connection to the islands of Cres and Lošinj, which gives this land an open view of the sea, the Kvarner Bay and the islands of Krk, Cres and Lošinj.
