What you should know
Apartments for sale located no more than 1 km from the sea — according to the agency or the listing description.
Most listings are in Istria (Poreč, Umag, Pula, Medulin), the Kvarner Gulf (Opatija, Krk, Crikvenica, Novi Vinodolski) and around Zadar and Vodice.
Half of the apartments within 1 km of the sea are offered for less than about €340,000; a typical price is around €4,200 per m² (as of October 2026). Apartments up to €80,000 are on the Cheap apartments page, and listings with a view on the Property with sea view page.
If you plan to let the apartment to tourists, check the occupancy permit (uporabna dozvola), the building’s rules on short-term rentals and the service charges. The distance to the sea comes from the agencies; check it on the map before buying.
