Property description
Istria, Labin, building land with a valid building permit and a beautiful sea view
For sale is a beautiful building plot with an open sea view, total area 1673 m2.
The plot's elevation is 420 m, located about 150 m from the main road of the settlement.
The land has its own access road on which lighting installation has been carried out.
On the south side it borders parcels that are not building land, so an unobstructed sea view is guaranteed.
The electricity connection is on site with permission to connect a private 15 KW solar plant (located on the roof of the building).
Water is supplied by a 30,000‑liter tank, and there is also the possibility of drilling a well to 150 m depth (source approx. 250 liters per minute).
A final building permit has been issued for the land, main and detailed project for the construction of a modern villa, ground floor area 260 m2, then an additional building for accommodation in a bungalow style of 50 m2 and an infinity pool of 50 m2.
The object has a valid building permit, main and detailed project. The orientation of the buildings is north‑south.
On the ground floor there would be a living room and dining room connected to a kitchen that has access to an outdoor terrace with a dining table.
On the ground floor there is also a bathroom with a washing machine and space for storage, electrical and other connections, and a separate space for a sauna and WC with a separate entrance.
On the upper floor there are three bedrooms, each with its own bathroom, a trim cabinet and storage.
Floor heating and air conditioning are planned, and since a permit for a 15 KW solar (on‑grid) system connection has already been obtained, the villa can generate income by selling electricity even in the winter period.
There is an option to purchase additional land of 1200 m2 at a price of 195 000 euros.
This property has excellent potential for a tourist rental investment.
